By signing up for a custom home, you have agreed to a unique building process and result. Within this blog, we have shared the process required to build your dream custom home.
IT ALL STARTS WITH A MEETING
As the first step of the process, it is essential! At this stage, your builder will grasp your wants and needs for your dream home. This first step is also a way to build a stronger client-builder relationship and determine if you will work effectively throughout this whole building process.
Don’t be shy! Bring in your inspirational magazines or project scrapbooks. This information can provide a greater understanding of your unique style and ideas.
At this point your builder will ask you some in-depth questions about the whole project, particularly highlighting:
- Budget (how much you are willing to invest in the project?)
- What approval processes have been completed (CDC or DA)
- Analysis and discussion of architectural drawings if already completed or any current drawings you have.
Viewing the site early in the process is ideal. Generally, this step is to understand the complexity of the project before starting to plan. At this stage, the builder will discuss any potential challenges that could arise.

Not to worry! Your builder may be able to recommend a suitable site based on your needs and budget.
THE CONCEPTUAL DESIGN
Now for the design! To ensure all your unique needs are incorporated, you will work alongside your builder and designers throughout the design process. In fact, you will be presented with a 3D visual of your new home.
As soon as you are happy with the design, a budget estimate will be presented for your approval. Once all is confirmed, there is a PPA (Preparation of Plans Agreement) to be signed.
Potentially, not the most exciting step in the process, but necessary.
In short, this stage of the process will involve completing all documentation, such as:
- Your Contract
- Council approvals (CDC or DA)
Once you are completely satisfied with your presented contract, a 5% preliminary payment will be required of the total contract price.
For some, this phase of the process is the most exciting as you get to unlock your unique style and make the home your own.
Whether you are after a modern or classical look, you can begin to make your selections. In addition, you also have the option of working alongside an interior designer to give your home the style you have always dreamed of.

At this stage of the process, you can choose a range of energy-efficient options, working with your ideal budget. Of course, your builder and designers will be there to assist you every step of the way.
Now to get hands-on!
After all the formalities are out of the way, it is time for the building process to start. Meanwhile, the company director and site supervisor will ensure to provide regular updates on your project.
Of course, you can stop by to have a chat and view the progress of your project. However, it is advised to schedule an appointment before attending the site to ensure safety regulations are followed.
INSPECTION AND COMPLETION OF OTHER FORMALITIES
Now reaching the end of the process, you will have the opportunity to inspect the entire project. Basically, you can sign all the necessary documents and submit the final payment once you are completely satisfied.
Now the moment you have been waiting for!
At this stage, you will be handed your keys and presented with your brand-new custom home. Not only that but you will also be provided with a warranty period for any flaws that may be found.
